Al Waseel Hills Housing Project, Phase 1

Al Waseel Hills is a planned development for SABIC employees in Riyadh. Located on the Northwest side of the City adjacent to Wadi Hanifa, the project comprises 685 housing units, schools, commercial center, recreation center and mosques. Main Contractor Joannou and Paraskevaides (J&P) selected Saudi Media Systems to engineer and integrate the low current systems, including Structured Cabling, Building Management, Fire Alarm, Integrated Security, Public Address, Intercom and AV Systems.

The project comprises employee-owned housing for Saudi nationals, expatriate housing and central facilities for schools, recreation, administration and commercial centers.

The employee-owned community includes more than 650 family-oriented villas equipped with technology systems for user services and security as described below:

• Structured Cabling: Infrastructure for IP network connectivity and voice communication over UTP cabling linked to Optical Fiber Terminals.
• Video Intercom System: Provides internal Audio/Video communications with the visitors at the main entrance for the villa integrated with access control at the gates. The intercom system extends to the driver and maid rooms.
• Master Antenna Television Systems (MATV): Reception and distribution of IF signaling throughout the villa.

The expatriate housing compound is a secured segment of the project that has both single and multiple family dwellings. Each of the residences is equipped with the following systems:

• Structured Cabling: Infrastructure for IP network connectivity and voice communication over UTP cabling linked to Optical Fiber Terminals.
• Master Antenna Television Systems (MATV): Reception and distribution of IF signaling throughout the villa.
• Fire Alarm System (FAS): Provides smoke and fire notifications within the villa/apartment as well as to the compound security command center and fire department.

Saudi Media Systems scope included the HCIS-certified security system design consultancy, engineering and integration of the compound security. All security systems are integrated to a Security Operations Control Center that includes the monitoring control room, data center and UPS, and administrative offices.

All security systems reside on a fully redundant fault-tolerant IP network. Servers and storage are rack-mounted in the data center, and a 24/7 operator console is designed for 2 operators, each equipped with hotline telephones, IP telephone, radio base station and large screen monitors. The Command Center is interfaced with the main gatehouse and preliminary inspection post by IP network, hotline telephones and radios.

The entry gate design includes segregated entry lanes for residents and visitors, integration with Access Control System, PLC-sequenced barrier arms, blockers and armored moving gates. The CCTV system includes PTZ and fixed cameras with IR illumination for day-night operations. License plate numbers are automatically read, vehicles are video-inspected under carriage and all packages are subject to scanning and hazardous materials inspection.

The Perimeter Intrusion Detection System integrates two sensors with the CCTV via a Genetec integrated workstation.
